College Heights homes near Eastern Michigan University

1950s ranches, 1960s two-story homes and brick Tudors near Eastern Michigan University.

Living in College Heights

College Heights is a popular Ypsilanti neighborhood right next to Eastern Michigan University, and its homes have good resale. It's about 700 households, set between Ainsley Street on the north, Oakwood Street on the east, Washtenaw Avenue on the south, and North Hewitt Road on the west.

The university is an easy walk away, and so are several restaurants and coffee shops. Depot Town and Frog Island Park on the Huron River are a short drive. Ypsilanti's lower price point also makes College Heights a popular place to look for a first home.

College Heights homes, from pre-war to mid-century

College Heights has more variety than you might expect from one neighborhood. On the eastern side, near campus, many homes were built before World War II, in several different styles. Elsewhere you'll find little 1950s ranches with everything on one floor and 1960s two-story homes with more room. One section of the neighborhood has beautiful brick Tudor-style homes.

That variety means two homes a few streets apart can be very different to own. An older home near campus may have character and original details, along with the upkeep that comes with its age. A 1950s ranch may have been updated over the years, or it may still have its original features. When we look at a home together, I'll point out what's been done and what to check, and I'll show you recent sales of each style so you can see what your budget buys.

Candy Cane Park and neighborhood life

Candy Cane Park sits at the center of the neighborhood. It's a 7-acre city park with a baseball field, tennis courts, play equipment, and a picnic pavilion. Little League games fill the field in summer, and neighbors gather there for potlucks.

College Heights also has its own neighborhood association. It organizes an annual neighborhood garage sale, picnics in Candy Cane Park, and public landscaping projects.

The trade-off: college rentals on some streets

Because College Heights is next to the university, some homes sit alongside college rentals, depending on the street. Other streets are fully residential.

When we look at a home here, I'll tell you what's on the street around it, so you know before you make an offer. Read more about buying a home in College Heights.

Selling your College Heights home

Good resale is one of College Heights' strengths, and the right price protects it. A pre-war home near campus, a 1950s ranch, and a Tudor each compare against different sales, and the street matters too, so I use the sales that truly match your home, and we price it together. The marketing shows what buyers here care about: the walk to campus, the restaurants nearby, and Candy Cane Park. See selling your home in College Heights.
