Sell your home in Ann Arbor without it sitting
A price based on real sales, a paid social media campaign, and a clear plan from your first meeting to closing day.
What it looks like to sell your home in Ann Arbor with me
When you're getting ready to sell your home in Ann Arbor, two questions usually come first. Are we pricing this right? Is it going to sell? Both are fair questions, and you deserve clear answers before you sign anything.
My number one job is to give your home massive exposure so it doesn't sit. That starts with a price based on what nearby homes have actually sold for. It continues with professional photos and video, a paid social media campaign, and a checklist that keeps you informed from listing day to closing day.
This page covers your side of the sale: what you can expect from me, what I'll ask of you, and how we plan the sale around your next move. If you'd like to see the full marketing plan first, read how I sell a home in the Ann Arbor area.

Planning your sale around your next move
Most of the sellers I work with are in one of two situations. Some are moving across the country for a new job. Others are moving across town because their needs have changed. Both want a strong price and a smooth sale, but the plan for each one looks different.
When a job is taking you out of state, your start date usually sets the timeline. You may be packing, house hunting somewhere new, and finishing up at work, all in the same few weeks. In that case, I build the sale around your moving date. If you leave before the house sells, it stays in good hands here, and you hear the next step from me by phone or email, wherever you are.
When you're staying in the area, the biggest worry is often being stuck between two houses. Should you buy first or sell first? No single answer fits everyone. It depends on your equity, your lender, and how much overlap you're comfortable carrying. We sit down with your numbers and talk through each option before your home goes on the market, so the timing works for both sides of your move. If that sounds like you, my page on trading up to your next home goes into more detail.
Your part and my part, from first meeting to closing
Selling a home has a lot of moving pieces. Here is how the work is divided between us, so you always know what to expect.
- We meet and talk it through. I walk through your home, listen to your plans, and answer your questions. Nothing gets decided at this meeting unless you're ready.
- We price your home together. I show you the homes that sold near you, the ones for sale now, and the ones that didn't sell, and where yours fits among them. With all of that in front of us, we set the price together. Read more about how I set a price.
- You get the house ready. This is your biggest job. We walk through it together first, and I tell you which small fixes are worth doing and which aren't worth your money.
- I handle the launch. The photos, video, drone footage, property website, paid social media campaign, and Just Listed postcards are all ready before your home goes live. See how the campaign reaches more buyers.
- You keep it ready to show. The first two weeks bring the most attention, so this is when a tidy house matters most. I'll help you plan for it so it doesn't take over your life.
- I bring you the offers. I explain each one in plain terms: the price, the terms, the contingencies, and the dates. I tell you what I recommend, and you decide.
- I run the checklist to closing. Inspection, appraisal, the lender, and the paperwork. I track every step, and you hear what's coming from me before you need to ask.
Why a paid campaign matters when you sell your home
Some sellers believe a well-priced house sells itself. Price matters more than anything else, which is why it comes first in my plan. But a good price only helps if the right buyers see your home while it's new.
A paid social media campaign puts your home in front of people who are thinking about a move but haven't started touring yet. When more of those buyers see your home in its first days on the market, more of them ask to see it. More showings give you more choices when the offers arrive.
It's fair to wonder whether marketing really makes a difference. On more than one home, my campaign has drawn more views than Zillow's own count for the same property. Let me show you the numbers when we meet, and you can judge the marketing for yourself.
Selling your home across the Ann Arbor area
I help sellers in Ann Arbor, in its neighborhoods, and in the towns around it. The plan starts the same way everywhere. What changes is the house, the street, and what buyers are looking for in that particular place.
- Selling your home in Ann Arbor, from older homes near downtown to neighborhoods of 1950s ranches.
- Selling on the Old West Side, where early-1900s two-story homes with original character are the draw.
- Selling your home in Dexter, from the sidewalk streets near downtown to the more spread-out neighborhoods beyond it.
- Selling your home in Saline, with its well-kept Victorian homes and a downtown on Michigan Avenue.
- Selling your home in Ypsilanti, including College Heights and Normal Park near Eastern Michigan University.
- Selling your home in Plymouth, from downtown condos to traditional neighborhoods built from the 1950s on.
If you're thinking about selling, call me or send a note. I'll walk you through my process before you decide anything. If you'd rather start with a number, see what your home is worth.
Frequently Asked Questions
Should I buy my next home first or sell first?
It depends on your equity, your lender, and how much overlap you're comfortable carrying. We go over your numbers together before your home is listed and choose the order that fits your move.
Can you sell my home if I've already moved out of state?
Yes. I plan the sale around your move, the house stays in good hands here, and you hear every next step from me by phone or email.
Do I have to decide on a price at our first meeting?
No. I show you the recent sales near your home and what I recommend, and we set the price together once you've had time to look at the numbers.
