Your Ann Arbor home value, based on real sales
A home value built from the sales near you by someone who has seen your house, not a formula.
Why your Ann Arbor home value needs more than an estimate
If you've looked up your Ann Arbor home value online, you've probably noticed the number moves around. One seller put it this way: "It changes every week, I don't trust it." That's a fair reaction.
An online estimate is a formula. It knows the size of your home, the year it was built, and what sold in your general area. It can't walk through your front door. It doesn't know about the kitchen you redid, the basement you finished, or the busy road behind the back fence.
A reliable home value comes from a person looking at your actual house next to the homes that actually sold near it. That's what I do, and it's free. You don't have to be ready to sell to ask.

What I look at to find your home's value
I start with your home itself: its condition, its updates, its layout, the lot, and the street it sits on. Then I compare it with three groups of homes near you. The ones that recently sold show what buyers have paid. The ones for sale now show what your home would compete with. The ones that didn't sell show where buyers said no. You can read more about how I price a home.
Around Ann Arbor, small distances make a big difference. A home you can walk downtown from and a similar one a short drive away can sell for very different amounts. A Geddes Heights home that backs up to Nichols Arboretum is a different property from one a few streets over, even when the square footage matches.
The range inside a single town can be wide, too. In Dexter, an older home on a sidewalk street near downtown and a home in the more spread-out neighborhoods beyond it are very different properties. An estimate averaged across a whole town can miss that. A home value built from the right nearby sales doesn't.
What you get, and what happens next
The best home value comes from seeing the house, so I like to walk through it with you first. Then I put your home value together from the sales near you and show you how I got there: which homes I compared, why I chose them, and where yours fits. You see the numbers, not just the answer.
From there, the decision is yours. Some homeowners want the number to plan a sale next spring. Some want to know what they would have to put toward their next home. Some are simply curious. Every one of those is a good reason to ask.
If you decide to sell, we price your home together. The list price can differ a little from the value, depending on your timing and the homes competing with yours that month. I'll explain my thinking before we decide, so the number makes sense to you.
Using your home value to plan your next move
Your home value is also the starting point for your next home. Once you know about what you would walk away with, your lender can show you what you can comfortably buy, and the whole plan gets clearer.
If you're moving up to a bigger home, that number shapes the order of your sale and your purchase. My page on trading up in the Ann Arbor area walks through it. If you're moving to less house, see how I help with downsizing. If you're ready to list, start with selling your home with me.

Frequently Asked Questions
Is the home value really free?
Yes. There's no cost, and asking doesn't commit you to selling or to working with me.
How is your home value different from Zillow's estimate?
An online estimate comes from a formula that can't see inside your home. Mine comes from seeing your house and comparing it with the homes that actually sold near you, and I show you exactly how I got there.
Will my home value be the same as my list price?
Not always. The value shows where your home fits among recent sales. The list price also considers your timing and the homes competing with yours, and we set it together.
