Title card for the article: Are Home Prices Going Up or Down in Dexter, Michigan Right Now?

If you’ve been checking your home value lately… or maybe just creeping on Zillow more than you want to admit…

you’ve probably had this thought:

“Wait… are prices still going up… or did I miss it?”

I’ve helped plenty of sellers in Dexter and I get why that feels confusing.

Because depending on what article you read, it sounds like the market is either doing great… or falling apart.

Both can’t be true.

Well… actually… they kind of can.

What’s Actually Happening in Dexter Right Now

Dexter isn’t Ann Arbor.

I mean, obviously… but it matters more than people think.

Smaller inventory.
Fewer homes hitting the market.
A lot of buyers coming from Ann Arbor looking for a little more space, a little quieter pace… and yeah, sometimes better value.

So Are Prices Going Up Or Down?

Short answer?

They’re doing both.

Yeah, I know… that sounds like I’m dodging the question. I’m not.

Here’s what I’m seeing:

Homes that are:
• Updated
• Priced correctly
• In desirable spots (close to downtown Dexter, good lot, move-in ready)

Those are still getting attention.

Sometimes multiple offers.

Sometimes selling quicker than expected.

And then there are homes that:
• Feel dated
• Are priced like it’s still peak market
• Or just don’t show well

Those sit.

And once a house sits… buyers start wondering what’s wrong with it, even if nothing is actually wrong.

The Part Nobody Tells You

"Price trends don't matter as much as positioning.

Picture this. Two houses on the same street in Dexter. Same neighborhood. Same market. One sells in 6 days. The other? Sits for 5 weeks, drops price twice, and still doesn't create excitement.

Same market. Completely different outcome.

Here's why. Buyers don't buy 'the market.' They buy a house that feels right for the price. And the moment a house sits, buyers start assuming something's wrong. Even if nothing is. That assumption is what kills momentum."

What This Means If You’re Thinking About Selling

If your plan is:

“I’ll wait until prices go higher…”

You’re guessing.

And maybe you’re right.

Or maybe inventory goes up and now you’ve got more competition.

Or rates shift and buyer activity changes.

There are too many moving parts.

I’ve seen people wait a year thinking they’d make another $20k… and then lose that same amount because the timing changed and their home didn’t stand out anymore.

(Yeah… that conversation is never fun.)

Quick Story From Dexter

I had a seller just outside Dexter… great property, decent updates, nothing extreme.

They were convinced prices were still climbing and wanted to “push it.”

We listed higher than I was comfortable with. I’ll own that. Sometimes I let people test it.

Showings were slow.

Not dead… but slow enough that you could feel something was off.

Two weeks in, no offers.

We adjusted the price.

And here’s what happened…

Instead of a wave of new excitement, buyers hesitated.

Because now it looked like something didn’t work the first time.

We ended up selling… but for less than where I think we would have landed if we priced it right from the start.

That gap? Right around $22,000.

Same house. Same market.

Different strategy.

And On The Flip Side…

I’ve also seen homes in Dexter hit the market and just… go.

Clean. Updated. Priced where buyers feel like they need to move fast.

Those are the ones that still create competition.

Not because the market is “hot”… but because the house makes sense.

So What Should You Do?

This is where people expect a clear yes or no.

And I wish it worked like that.

If you’re thinking about selling in Dexter, the better move is:

Look at your home specifically.

Look at:
• What it would realistically sell for
• What shape it’s in
• What buyers in your price range are reacting to right now

And then decide based on that.

Not headlines.
Not guesses.
Not what happened last spring.

A Few Questions I’d Ask You (If We Were Sitting Down)

What would you do after you sell?

Are you staying local or leaving the area?

Does your next move cost more, less, or about the same?

Because sometimes selling into a “good” market doesn’t feel so great when you turn around and buy in that same market.

Quick FAQs

Are home prices dropping in Dexter?
Some are. Mostly the ones that started too high or need work.

Are homes still going up in value?
Some are. The ones that show well and are priced right are still holding strong.

Is now a bad time to sell in Dexter?
No. But strategy matters more than timing.

Should I wait until next year?
Maybe. Or maybe waiting puts you in a worse position. It depends on your situation.

Where This Leaves You

If you’re paying attention to your home value right now, you’re already halfway there.

Most people don’t randomly check this stuff.

Something is usually pushing that thought.

And… when that thought keeps coming back, it usually means you’re closer to making a move than you think.

In 13 years of helping families in Ann Arbor and the Dexter area with this decision, what I’ve learned is the timing only works when the numbers and your life both make sense… not when you’re trying to chase a “perfect” market.
