Where to Find Modern Homes in Ann Arbor
Written by Nancy Arnold
REALTOR®, The Charles Reinhart Company
If you’re looking for a modern home in Ann Arbor, you have more options than you might think.
The tricky part is that “modern” can mean different things to different buyers. Maybe you want a brand-new home with clean lines and an open floor plan. Maybe you want an older Ann Arbor home that has been completely renovated with a modern interior. Or maybe you want a condo or townhome where you can skip some of the maintenance that comes with a single-family home.
The best place to look depends on what you mean by modern and how you want to live.
Here’s where I’d start if you’re searching for where to find modern homes in Ann Arbor.
What Counts as a Modern Home?
Before you start searching, it helps to define what you actually want.
A modern home might have:
An open floor plan
Large windows
Clean, simple finishes
Updated kitchens and bathrooms
Newer appliances
Energy-efficient features
Minimal or contemporary design
Smart-home features
A newer roof, windows, HVAC, or electrical system
A low-maintenance exterior
And here’s something buyers sometimes miss.
A home doesn’t have to be brand new to feel modern.
Ann Arbor has many older homes that have been renovated from top to bottom. You might walk into a house built decades ago and find a completely updated kitchen, modern lighting, new flooring, and an open living space.
So when you search, don’t limit yourself to the phrase “new construction.”
Where to Look for Modern Homes in Ann Arbor
There isn’t one neighborhood where all the modern homes are located. You’ll want to look at several parts of the city depending on your priorities.
West Ann Arbor
West Ann Arbor is one area I would include in your search.
You’ll find a mix of housing styles here, including older homes, updated properties, and newer construction in some areas.
The appeal is that you can sometimes get the things buyers want in a modern home without giving up the established feel of an Ann Arbor neighborhood.
If you like mature trees, established streets, and being close to the west side of the city, this area is worth exploring.
Ann Arbor Hills
Ann Arbor Hills is another area to consider, particularly if you want a more established neighborhood with larger homes and plenty of variety.
You may find homes that have been remodeled to bring the interior up to date while keeping the character of the original property.
That can be a good fit if you like modern finishes but don't necessarily want a brand-new house.
Old West Side
The Old West Side is very different from a typical new-construction neighborhood.
The area is known for its historic homes and older architecture. Many of the houses date back to the late 19th and early 20th centuries.
So why would someone looking for a modern home consider it?
Renovated homes.
You may find an older house with a completely updated interior. That can give you a combination that's hard to duplicate in a brand-new subdivision: historic character on the outside with modern living space inside.
If that's what you're after, you'll want to look at the renovation carefully rather than judging the home by its age.
Burns Park
Burns Park is another established Ann Arbor neighborhood worth watching.
Like the Old West Side, you'll find older homes and established streets rather than a neighborhood filled with identical new construction.
Some properties have been renovated over the years, so this can be another area where you find a home with an older exterior and a much more modern interior.
The location may also appeal to buyers who want to be close to downtown and the University of Michigan area.
What About New Construction?
If by “modern” you really mean new, then your search should be more focused on new construction and recently completed homes.
New construction can give you many of the features buyers are looking for:
Modern floor plans
New appliances
Updated electrical and plumbing
New HVAC systems
New windows
Contemporary kitchens
Modern bathrooms
Less immediate maintenance
But there's a tradeoff.
New construction doesn't always give you the same mature landscaping, established neighborhood feel, or location that you may get with an older Ann Arbor home.
That's why I like to separate the search into two questions:
Do you want a modern house?
Or...
Do you want a new house?
Those aren't necessarily the same thing.
Modern Condos and Townhomes in Ann Arbor
Don't overlook condos and townhomes.
If you want a modern space but don't want to take care of a large yard, a condo or townhome may make more sense.
These properties can offer:
Updated kitchens
Open living areas
Newer construction
Contemporary finishes
Less exterior maintenance
Convenient locations
For some buyers, especially people who don't want to spend their weekends maintaining a house, that tradeoff is worth considering.
You'll also want to look carefully at the homeowners association.
A modern-looking condo isn't automatically a good fit if the monthly HOA fee, rules, reserves, or upcoming assessments don't work for your budget.
Remember that the ongoing cost of owning a home in Ann Arbor goes beyond the purchase price. Taxes, insurance, utilities, maintenance, and HOA costs can all affect what a property really costs you over time.
Don't Search Only for “Modern Homes”
This is one of the biggest things I'd change if you're having trouble finding what you want.
Try different search terms.
For example:
Modern
Contemporary
New construction
Newly built
Newer construction
Completely renovated
Fully renovated
Remodeled
Updated
Open floor plan
Architect-designed
The listings you see can change quite a bit depending on the language used to describe the home.
A beautifully renovated 1940s house may never be labeled “modern” in the listing.
That doesn't mean it won't feel modern when you walk through the door.
Think About Location Before Finishes
It's easy to get distracted by a beautiful kitchen.
I get it. A brand-new kitchen looks great in pictures.
But before you fall in love with the finishes, think about how the house fits into your life.
How long will your commute be?
How close do you want to be to downtown?
Do you want to be near the University of Michigan?
Do you need easy access to major roads?
Do you want to walk to restaurants, parks, or shops?
Would you rather have a newer house farther out or an older renovated house in a location you love?
For some buyers, being close to Ann Arbor’s restaurants and local dining options is part of what makes a location appealing. For others, parks, trails, schools, commuting, or proximity to work may matter more.
Those questions can narrow your search much faster than scrolling through hundreds of listings.
Modern Doesn't Always Mean Low Maintenance
This is another thing worth checking.
A home can look completely modern and still have major maintenance coming up.
If you're considering a renovated older home, find out what was actually renovated.
Was it just the kitchen?
Or were the major systems updated too?
Ask about:
Roof
Windows
HVAC
Electrical
Plumbing
Insulation
Foundation
Sewer
Drainage
Exterior materials
A house with beautiful new countertops and lighting isn't necessarily a house with updated mechanical systems.
You want to know what you're buying.
What Should You Look for During a Showing?
When you're touring a modern or recently renovated home, take a step back from the finishes.
Look at the things that aren't as exciting.
Open and close the windows.
Check the age of the furnace and air conditioner.
Look under sinks.
Look at the basement.
Pay attention to drainage around the house.
Ask when the renovation was completed and who did the work.
If the property has been substantially remodeled, ask what permits were pulled when appropriate.
And don't skip the inspection simply because everything looks new.
A fresh coat of paint can hide problems just as easily as an old one.
A Simple Way to Start Your Search
If I were helping someone begin this search in Ann Arbor, I'd start with three categories.
1. Newer or New Construction
Start here if your top priority is modern construction, newer systems, and contemporary floor plans.
2. Renovated Older Homes
Look in established neighborhoods such as the Old West Side, Burns Park, Ann Arbor Hills, and other areas where older homes have been updated over time.
3. Condos and Townhomes
Consider these if location and lower exterior maintenance are more important to you than having a traditional single-family home.
Then compare the three.
You may be surprised by which option gives you the best combination of location, condition, space, and price.
And before you decide, make sure you understand your overall housing budget, including the purchase price and the ongoing expenses that come with the property.
Common Mistakes Buyers Make
Looking only at new construction
You could miss some great renovated homes by assuming “modern” means “new.”
Falling in love with the finishes
Beautiful finishes are nice. They aren't a substitute for checking the condition of the home.
Ignoring the neighborhood
You can remodel a kitchen.
You can't move the house to a different neighborhood.
Forgetting about ongoing costs
Taxes, insurance, HOA fees, utilities, and maintenance all affect the real cost of owning the home.
Searching too narrowly
If your search only includes one keyword or one neighborhood, you may miss homes that actually fit what you're looking for.
So, Where Should You Start?
If you're looking for modern homes in Ann Arbor, I'd start by deciding what “modern” means to you.
If you want brand-new construction, focus your search there.
If you want modern finishes and updated systems, don't overlook renovated homes in established Ann Arbor neighborhoods.
And if your biggest priority is convenience and less maintenance, include condos and townhomes.
There isn't one perfect type of modern home.
The right choice comes down to how you want to live, where you want to be, and how much work you're willing to take on after you move in.
If you're searching for a modern home in Ann Arbor and aren't sure where to begin, Nancy Arnold can help you compare neighborhoods, property types, and available homes based on what actually matters to you.
Frequently Asked Questions
Where can I find modern homes in Ann Arbor?
Modern homes can be found throughout Ann Arbor. Look at new construction as well as renovated homes in established neighborhoods such as West Ann Arbor, Ann Arbor Hills, Burns Park, and the Old West Side.
Are there new construction homes in Ann Arbor?
Yes. New construction comes up in the Ann Arbor market, although availability and location change over time. Buyers should also compare new construction with recently renovated resale homes.
Are there modern homes in the Old West Side?
The Old West Side is primarily known for historic and older homes, but some properties have been substantially renovated. This can be an option if you want modern interiors while keeping the character of an established neighborhood.
Is a renovated older home better than new construction?
It depends on what matters most to you. A renovated older home may offer a location and neighborhood character you can't get with new construction. New construction may offer newer systems and fewer immediate maintenance concerns.
Should I consider condos when looking for a modern home?
Yes. Condos and townhomes can be a good option if you want modern finishes, a convenient location, and less exterior maintenance. Be sure to review HOA fees, rules, reserves, and assessments before making a decision.
What should I check when buying a renovated home?
Look beyond the finishes. Ask about the roof, HVAC, windows, electrical, plumbing, foundation, permits, and other major systems. A professional home inspection can also help identify issues that aren't obvious during a showing.
