Is It Better to Buy Now or Wait Another Year?

October 08, 2026•5 min read

If you’re thinking about buying a home, you may be asking yourself the same question many buyers are asking right now: Should I buy now, or would it be smarter to wait another year?

It’s a fair question.

Mortgage rates, home prices, inventory, and the overall economy can make the timing feel complicated. You may be wondering if prices will come down, if rates will improve, or if waiting will give you more choices.

The problem is that there isn’t a perfect time to buy a home. The better question is whether buying now or waiting another year makes more sense for you.

What Happens If You Wait?

Waiting another year could work out in your favor. Maybe mortgage rates fall. Maybe more homes come onto the market. Maybe you save more money for your down payment or improve your credit before applying for a mortgage.

But there are also things you can't predict.

If rates drop, more buyers may enter the market. That can increase competition and make desirable homes harder to buy. Home prices could also rise, especially in areas where demand remains strong.

And if you find a home you love today, waiting means giving up the opportunity to buy it.

That's the part that often gets overlooked when people focus only on where mortgage rates or prices might be next year.

What If Mortgage Rates Fall?

This is one of the biggest reasons buyers consider waiting.

If rates come down, your monthly payment could become more affordable. But lower rates don't automatically mean you'll save money by waiting.

For example, imagine you wait a year hoping for a lower rate, but home prices increase during that same period. You could end up paying more for the house even though the mortgage rate is lower.

There are also options available to homeowners after purchasing. If rates improve significantly in the future, refinancing may be worth considering.

Of course, refinancing isn't guaranteed to make sense, and there are costs involved. But you don't necessarily have to wait for the “perfect” mortgage rate before buying a home that fits your needs.

What About Home Prices?

This is another difficult one to predict.

Some buyers are waiting for prices to drop. But a broad price decline isn't something you should assume will happen simply because the market feels different from a few years ago.

In the Ann Arbor area, individual neighborhoods and properties can behave very differently. A well-maintained home in a desirable location may attract strong interest even when overall activity slows.

That means the question isn't simply, “Will home prices go down?”

A better question is, “What is happening with the type of home and area where I want to live?”

For first-time buyers especially, researching neighborhoods that fit your budget and everyday needs can help narrow the search and make local price comparisons more meaningful.

That's where local market information can be much more useful than national headlines.

Buying Now Can Make Sense If...

Buying now may be worth considering if:

  • You have stable income and enough savings for your down payment and closing costs.

  • You can comfortably afford the monthly payment.

  • You plan to stay in the home for several years.

  • You've found a home that fits your needs and budget.

  • You're financially prepared for the ongoing costs of homeownership.

  • You're tired of waiting for a market condition that may never arrive.

Remember to account for the additional costs of owning a home beyond the purchase price, including closing costs, property taxes, homeowners insurance, utilities, maintenance, and unexpected repairs. Your budget should leave room for these expenses rather than using every available dollar toward the purchase itself.

You don't need to know exactly what the market will look like five years from now.

You need to know whether the purchase makes sense for your financial situation and your plans.

Waiting May Make More Sense If...

On the other hand, waiting could be the better choice if buying right now would stretch your finances too far.

Maybe you need more time to save. Maybe your credit needs work. Maybe your job situation isn't stable. Or maybe you simply haven't found the right home yet.

There's nothing wrong with waiting when you're not ready.

The goal isn't to buy as quickly as possible. It's to buy when you're in a position to make a comfortable, informed decision.

Don't Let the Market Make the Decision for You

One of the hardest things about buying a home is separating your personal situation from all the noise surrounding the market.

You'll hear predictions about rates.

You'll hear predictions about prices.

You'll hear that it's a great time to buy, followed by someone else saying you should wait.

But nobody knows exactly what the market will look like a year from now.

What you can know is your budget, your goals, your preferred location, and what homes are available today.

If you've been thinking about buying in Ann Arbor or the surrounding communities, I can help you look at the numbers based on your situation rather than trying to guess what the market will do next.

Sometimes buying now is the right move.

Sometimes waiting is smarter.

The goal isn't to time the market perfectly. It's to make a decision that makes sense for you.
